Elbow Valley carries registered architectural controls and an architectural review process, and the controls are meaningful — they govern form, materials, siting, landscaping and timing. Buyers who want to build something genuinely unconventional should read the controls before falling in love with the setting.

What is different about building here

Read the architectural controls before you design

The controls are registered on title and enforceable, and they are the governing document for your design. Expect requirements covering minimum and sometimes maximum floor area, roof form and pitch, exterior material palette and colour range, garage placement and orientation, driveway materials, fencing, exterior lighting, landscaping standards and the deadline by which landscaping must be complete after occupancy. Obtain the current version — controls are occasionally amended — and read it with your designer present.

Committee approval precedes the county application

The architectural review committee approves the design before the Rocky View County development permit application is submitted. That sequence means committee turnaround sits directly on your critical path. A design that needs two rounds of revision can add months. Communal servicing changes the cost structure
