West Calgary — Aspen Woods, Springbank Hill, Cougar Ridge, West Springs — offers estate-format lots with full municipal servicing inside city limits, several with subdivision-level architectural guidelines. It is the compromise between an inner-city lot and a county acreage.

What West Calgary actually is

Several of the subdivisions carry their own architectural guidelines administered by the developer, which are generally less onerous than a registered estate covenant but still govern material palette and form.

The trade against a county acreage is size and privacy; the trade against an inner-city lot is proximity and the character of an established community.

Confirm whether developer guidelines still apply

In newer west-side subdivisions the developer’s architectural guidelines may still be in force on unbuilt lots, requiring design approval before a building permit application. In older ones they may have expired or been discharged. Establish which situation applies to the specific lot.

Grade and walkout potential drive lot value

Much of west Calgary is sloped, and whether a lot supports a walkout basement, a side-drive garage or a particular main-floor orientation is determined by grade. This is often the largest single difference between two lots that look comparable on a plan.

Everything on this list is cheaper to establish during a conditional period than to discover afterward. Most of it costs a small fraction of one percent of a custom home budget.

  1. Confirm whether developer architectural guidelines apply and obtain them if so.

  2. Confirm grade, drainage and walkout feasibility with your builder before purchase.

  3. Check the Land Use District and applicable setbacks, height and coverage rules.

  4. Review title for easements, utility rights of way and restrictive covenants.
