Inner-city Calgary infill means buying an existing house in an established community, demolishing it and rebuilding. The Land Use Bylaw governs what fits on the lot, a Development Permit with an appeal period usually precedes construction, and the neighbours are twelve feet away for the duration.

What Calgary inner-city infill actually is

The governing constraint is the Land Use Bylaw: the district assigned to the lot sets height, coverage, setbacks and floor area ratio, and the design either fits inside that envelope or needs relaxation through the Development Permit process.

The second constraint is human. An eighteen-month build on a narrow lot with houses on both sides is disruptive to people who did not choose it, and how a builder manages that relationship affects both your experience and the likelihood of an appeal.

What is different about building here

The Development Permit is the schedule risk

A DP is a discretionary approval. It is advertised, neighbours may object, and an appeal to the Subdivision and Development Appeal Board adds months. Design that lands comfortably inside the bylaw envelope reduces this risk considerably; design that requires several relaxations increases it.

Check the existing services before you plan

A 1950s bungalow’s water service and electrical supply may be undersized for a modern home of twice the area with a larger mechanical load. Service upgrades are not always trivial and are worth confirming during design rather than at rough-in.

Demolition is its own project

Beyond the permit, expect utility disconnect coordination, a designated substance survey on an older house, and the possibility of buried surprises — an old fuel oil tank, an unrecorded cistern, or fill of unknown origin.

Everything on this list is cheaper to establish during a conditional period than to discover afterward. Most of it costs a small fraction of one percent of a custom home budget.

  1. Confirm the Land Use District and the height, coverage, setback and floor area rules that apply.

  2. Ask a builder or designer to sketch a massing study within the bylaw envelope before you buy, so you know what actually fits.

  3. Check for flood fringe or floodway designation on any lot near the Bow or the Elbow.

  4. Confirm existing water and electrical service capacity.

  5. Identify protected or significant trees on and adjacent to the lot.

  6. Establish the demolition scope, including a designated substance survey on any pre-1990 house.
