The county land use bylaw assigns each parcel a designation that governs permitted and discretionary uses, minimum parcel size, setbacks and what outbuildings are allowed. A use that is discretionary rather than permitted requires an application that can be refused. Confirm the designation before making assumptions about what you can build.

Subdivision is a separate and long process

Buyers sometimes purchase a large parcel intending to subdivide. That is a county planning application with no guaranteed outcome and a timeline measured in many months to years. Do not build a financial plan around a subdivision that has not been approved.
