On an unserviced parcel the well, the private sewage system, the utility extensions, the approach and the driveway are a separate project from the house — routinely a six-figure sum. This tool estimates each from parcel-specific inputs you supply, so you can compare two parcels on total cost rather than on asking price.

What this does not cost

Site grading, rock excavation, tree clearing, outbuildings, and anything to do with whether the parcel is buildable at all — land use designation, setbacks, easements, subsurface interests, floodplain or riparian constraints. Those sit outside this tool and several of them can stop a project entirely.

What this tool does not do
  • Well depth and yield cannot be predicted from a neighbour’s well. Until one is drilled, the range this tool shows is genuinely a range, and the low end is not a plan.
  • Sewage system type is settled by a percolation test and a certified designer, not by selecting an option here.
  • Default rates are editorial assumptions for framing a conversation. They are not quotes and they are not surveyed data — replace them.
  • It does not cost site grading, rock excavation, tree clearing, or any structure other than the house.
  • It cannot tell you whether the parcel is buildable at all. Land use designation, setbacks, easements, subsurface interests and environmental constraints all sit outside it.
Why this exists

The problem it solves

Two acreage parcels ten minutes apart, both listed at the same price, can differ by a very large sum once they are serviced. The difference is almost entirely established before design begins, and almost none of it is visible from the road.

The variables are specific and knowable: how deep the well has to go and what it yields, what the soil percolation allows for a sewage system, how far the power and gas have to be extended and over what terrain, whether the approach needs a permit and a culvert, and how long the driveway is.

This tool turns those into a total so you can compare parcels honestly, and — more usefully — shows which single input is driving the number, so you know what to get quoted first during your conditional period.

How the arithmetic works

Everything is your input

The tool ships with editable default rates, all clearly labelled as editorial assumptions rather than quotes. The intended workflow is to replace them with real local quotes as you get them — a driller’s per-foot rate, a utility’s per-metre extension quote — and watch the total tighten as guesses turn into figures.

Well

Depth × per-foot drilling rate, plus casing, pump, pressure system and testing as a separate lump. Depth is the dominant variable and it is not knowable in advance on a bare parcel — which is why the tool asks for a range and shows the spread rather than a single figure.

Private sewage

System type is selected rather than calculated, because it is determined by soil percolation and site conditions, not by arithmetic. The tool explains what pushes a site from a simpler field toward a more expensive engineered system, since that is the decision the percolation test settles.

Utilities by distance

Power and gas extensions are priced per metre from the existing service point to the building site, which is how utilities actually quote them. Distance is measured along the route the line will follow, not straight-line — the tool says so, because that error is common and expensive.

Access

Approach permit and culvert as a lump, plus driveway length × per-metre construction rate. Long approaches on exposed foothills parcels also carry a winter maintenance obligation, which is flagged rather than costed.

Questions

How much does it cost to service an acreage near Calgary?

It varies enormously by parcel, which is the entire point of estimating it per-parcel rather than quoting an average. A parcel with services at the property line, good percolation and a short approach sits at the bottom of the range; a deep parcel needing a deep well, an engineered sewage system and a long utility run sits far above it. Run both parcels through and compare.

What should I get quoted first?

Whatever the tool shows as your largest single line, and the well regardless. Water is the input with the widest uncertainty and the least ability to be worked around, so resolving it first tells you the most about whether the parcel works.

Can I add servicing cost to my construction mortgage?

Sometimes, and it depends on the lender and how the parcel and build are structured. It is a question to ask a construction-financing specialist early, because the answer affects how much cash you need at the front of the project — which is exactly what the draw planner shows.
